Logan Wallis and Anna his wife hereby convey to Asa Blanchard
the following described real estate___ All of the southeast
quarter of Section nineteen in Township sixty eight north
Range 11 W in Van Buren County and State of Iowa except that
portion of said quarter lying north of the State Road leading
from Wood's Mills to Bloomfield and all that part taken up
by the town plat of the Town of Milton in said county, and we
agree to defend the title to the same against the claims of
all persons whomsoever.)

Whereas I Asa Blanchard was heretofore duly appointed Guardian
for Madison Y. Abernathy, James H.C. Abernathy, Franklin M.
Abernathy and Hamilton D. Abernathy, minor heirs of Eliza A.
Abernathy Deceased by the county court of Van Buren County Iowa
and whereas after proper proceedings had for that purpose the
said county court did license, empower and direct me as guardian
aforesaid to sell and convey all the right title estate and
interest of my said wards in the following described real estate
to wit: two acres in the SE 1/4 of the SE 1/4 of Section 19,
T 68 R 11 W bounded on the west by the town of Milton and on the
North by the State Road leading from Mt Sterling to Bloomfield
also Lot No six (6) in the NE 1/4 of SE 1/4 of Section 30, T 68
R 11 West containing five acres being the same real estate
conveyed to Eliza A. Abernathy deceased by G.W. Snodgrass and
whereas I was authorized to sell said real estate either at public
or private sale and whereas on the 6th day of January 1862 I sold
at public sale to William F. Blanchard the real estate aforesaid
for the sum of six hundred dollars that being the appraised value
thereof and the highest and best sum that could be procured therefore.
Now Know Ye that I Asa Blanchard as guardian of Madison Y. Abernathy,
James H.C. Abernathy, Franklin M. Abernathy and Hamilton D. Abernathy
minor heirs of Eliza A. Abernathy Deceased, by the county court of
Van Buren County Iowa and whereas after proper proceedings had for
that purpose the said County Court did license empower and direct
